Attic was renovated into an Entertainment room

I bought a house with a renovated Attic. This attic was renovated with a stair case leading to the third floor. The listing stated 2 floors 4 bedrooms, 2 1/2 baths. Should this listing reflect 5 rooms, 3 stories? Who do I need to contact. Will I run into any code violations possibly or possible higher taxes?

The staircase needs to be within proper code and the attic "room" needs to have an egress window in case of fire.

It's complicated. 1) Was the work properly permitted and is it up to all codes? 2) Is the upstairs part of your central heat/ac system. If the answer to either is no, then no you can't list it that way. Both issues would have to be rectified and brought up to code. If the house was sold to you without the extra space being included, you can bet the answer is no. Otherwise, the realtor would have included this extra space.
